These days, it’s hard to tell how much a house is actually worth with the inflated home prices continuing to skyrocket. Just last week, a Melrose home that was almost entirely scorched by fire was listed for $400,000. Real estate agents recommend that whoever buys the property tears it down completely and starts building from scratch. So, if a home is being sold in those types of conditions and has a prayer of selling at listing price or greater, it shouldn’t come as a shock that this unique Newton house is for sale with a hefty price tag as well.

1295 Boylston Street in Newton is currently listed for sale at $449,900. This “one of a kind” home has been completely renovated and is located in an ideal area within the Newton Highlands. Why do we say it is overpriced? Because this place features 251 square feet of living space. No, that is not a typo. This one-bedroom, one-bathroom tiny home that is just over 250-square-feet is listed at nearly $450,000. The scary part is that someone might actually buy it at that price.

According to the listing at Realtor.com, this studio home features completely open living space and a “new kitchenette with granite countertops.” Note how it does not say “kitchen,” because it is probably too small to technically be considered one.

If you can see beyond the sticker shock, take a look at the completely redone bathroom, new LVT flooring, a skylit sleeping loft with a knee-high ceiling, a ready-to-finish basement, all new lighting, and electrical upgrades, a new HVAC mini-split, and more.

It is probably worth mentioning that the “easy maintenance yard,” seems really easy because it is actually a paved lot. Ideal if you do not have a dog or do not enjoy entertaining in a traditional yard. Pack chalk for hopscotch.

According to Realtor.com, this place is a commuter's dream. "Convenient to Route 128, public transportation, parks, shopping, and kayak launch. A great condo alternative ideal for casual stays, guest home, meditation, exercise room, storage, or whatever you desire. Residential and business options."

Newton Tiny House on the Market for Nearly $450,000

I thought the housing market would have started to quiet down by now, but this house just proves that I was wrong. This unique Newton house is for sale with a hefty price tag, but tiny doesn't even begin to describe it. Advertised as a one-bedroom, one-bathroom studio home, this place is almost claustrophobic.
